Bollywood actor and producer Ajay Devgn has leased one of his high-end commercial office spaces in Mumbai’s Andheri West for a total rent of Rs 3.3 crore over five years. The leased property is part of a commercial building named Signature by Lotus and spans a carpet area of 2,545 square feet.
Documents accessed via the Maharashtra Government’s property registration portal and reviewed by Square Yards confirm the lease began in May 2025 and will run through April 2030.
The lease agreement was registered with a stamp duty payment of Rs 85,500 and a registration fee of Rs 1,000. As per the contractual terms, Devgn will earn Rs 5.47 lakh per month for the first three years. The rent will then increase to Rs 6.29 lakh per month during the final two years of the lease period. The deal includes a security deposit of Rs 16.42 lakh and an initial fit-out phase.
Returns Expected to Yield Up to 7.5%
The office space has been leased out to Bombay Design Centre Private Limited. According to Square Yards, based on the estimated acquisition cost and agreed rental terms, the rental yield for the first three years stands at around 6.5% and is projected to rise to approximately 7.5% during the final two years of the lease.
Ajay Devgn had purchased three adjacent office units in the same commercial complex in April 2023 for a total of Rs 30.35 crore, with each unit costing roughly Rs 10.12 crore. This lease agreement applies to one of those three units.

Devgn reportedly owns a total of five commercial units in the Signature by Lotus development, spread across the 16th and 17th floors and collectively measuring more than 13,000 square feet. These properties are estimated to be valued at around Rs 45.9 crore and come with 14 parking spaces.

The property includes five spacious bedrooms, a private pool, and a well-maintained lawn.
